I've done a few STR deals in Galveston; with Texas taxes, it is tough to cash flow without doing an STR.

I am acquiring an assisted living home (RE+business).
RE appraised for $1,320,000
Business for $80k.
I have the RE portion already financed through banks but am needing $80k for the business to get the deal done.

Purchase price: $585,000 Cash invested: $300,000 10 bedrooms and 7 Bath, 1947 built.

We've been eyeballing a place to put our junior in college but we don't have the income and down payment to buy a 2nd home outright or the 20% to do it as commercial. 

I mean when the buyer is making the monthly payments to the seller on the owner financing deal who owns the property and whose name is on the deed?

Following the closing, the investor makes payments as they come due to the mortgage servicer.Note investors buy debt secured by real estate.

Nobody’s going to pay $850k cash for a chance to earn $50k (if they run it as well as you.)

But being we are in a smaller market, the main buyers around here already have their cash lined up and have for many years, and those certain guys buy a bulk of the deals.

So let's say out of state landlord fail to make a payment , bankrupt pass away etc the agent is responsible. that is the problem and that is why I mentioned most property managers would not do it.
