We own 3 sfr's in/around LA and are now planning on MFR's in LA ( hard nut to crack ) and/or OOS. 

Although as @Russell Brazil pointed out, rates are climbing so I would buy now if you can… Rents are also at an all time high so you may as well start building equity as soon as possible!  

(The only thing that drives me nuts at those properties is litter and trash dumping (mostly by non-tenants)).

Seemed like a great idea at the time but if you can buy a place and Reno it, pull your money back out... even if you had 30k left of your own money your saving 56k on one deal...it’s nuts.
