The only thing that I've heard that they don't especially excel at is smaller owners, but I'm also a member of the American Apartment Owners Association which has a good bead on the smaller investors.

Unfortunately, I don't think you are going to like my answer.Due to the implementation of the SAFE act, as well as the regulations of the Consumer Financial Protection Bureau, owner occupied hard money loans will only be available in very limited circumstances and by very few lenders.I have just returned from the American Association of Private Lenders convention.
