Just know that many of us went through, or may even be going through still, very similar experiences.The advice I can give on the topic is this: The best thing anyone can do for their future is to force themselves to stop viewing obstacle like this, or any obstacle put in front of them really, as reasons they may just not succeed, and instead start looking at these things as the biggest reasons they MUST succeed.

No.Also, you can't assign REO's no matter what you try to put in your contract, as the addendums prohibit it.

I also agree on replacing all the shut off valves.In terms of toilets, I also recommend Kohler.Faucets - Moen.The early years, when I was first starting, I put in the cheaper stuff for faucets and toilets.

Within the last few weeks I have looked at 3 properties(I only went to see ones I REALLY thought were gems), and while I came away particularly impressed with the CF two of the properties could generate I just am not willing quite yet to put in any offers, because I'm still worried I still need more experience.
