Unless they are in the witness protection program and dont know their new information, I dont see how that would be "Not applicable".

So based soley on what I have witnessed I would avoid selling alot on land contract.

Just be sure the tech includes the details of the missed appointment and return trip ON the third party (read independent witness) invoice.You DO need to make the repair, but the tenant has responsibilities too.

Everyone, witnesses and defendants, were ILLEGAL and spoke NO ENGLISH.

If you do have to tear out the floors , get witnesses as to the smell , get independent pictures and a report and save lots of the wood removed in a plastic bag for the court to smell .

Wit that being said, utilize debt as protection and maintain a good umbrella insurance policy to combat potential liability.

You could promptly write a formal letter rescinding the agreement, stating why, and offering to provide the original terms as they were stated, but depending on actual circumstances and any other evidence or witnesses you could be toast.I never sign the Rental Agreement until after all of the adult tenants and/or cosigner have signed.

That's why I said be careful.It is easy for them to take those that work for you, put words in their mouths at the threat of prosecution, and then they can come after you with witnesses.
