You have the opportunity to set yourself and your family up for life if you use the assets you have and make smart moves based on mitigating risk where possible and growing your wealth over time, not trying to stretch $10k to buy 4 doors in the slums or jumping into something risky because it offers unbelievable returns (if it's unbelievable, don't believe it).

I had one purchase agreement with a guy who turned out to have dementia - so he legally couldn't make decisions, and the contract was void.I had another deal with a guy who went behind my back and sold it to another buyer at a higher price.I had another deal with a guy who apparently didn't own the entire property (the title was a total mess, the ownership was tied up with several other family members that he wasn't on speaking terms with).All of these deals would have been unbelievable, grand slam investments IF they had actually gone through, so each one especially disappointing when they fell apart.I've an interesting correlation where, whenever I think I'm getting a killer deal, I need to pay extra close attention to things.
