Sometimes I do understand in day to day you do not get advantage, but there is always few instances where you may have felt it just was worth and paid for it to have a broker license.

Alternatively you can do the LOC (line of credit) on it so you can retain the home but are definitely subject to today's current rate environment.

I am currently only looking for deals that make a lot of sense and the one today offers 2X the cash flow per unit than is my average on my other units.

Mortgage interest rates will be the same as today for almost all of 2025 causing days on market to keep increasing with fewer transactions.
