Now I can see some builders having an issue with comps.. but other than that its crazy to take these funds as income and then pay tax and plow it right back in..

A real basic guess is 30 houses each cashflowing $1,000/month.In Metro Detroit, this means $1500+ in rent, with the difference convering taxes, insurance, maintenance and vacancy - NO MORTGAGE!

If you are going to offer cash for keys, put it in writing with specific expectations, and include a penalty if she fails.

Pretty much think of a commercial loan process as a residential loan process backwards.Lenders do go off the income of the property, but they also do check out the purchaser...3 years tax returns and a personal financial statement.
