I would say, in the simplest of forms, if your properties are cash flowing and you are getting closer/working towards your end goal, then you are on the right track.

My suggestion, fwiw, is to pick one of your properties - maybe the one with the simplest rehab- and use it to learn on - dont make changes that are irrevesible.

Adding the value of the homes to the price may be the simplest way to do it but I’ll let someone with more experience chime in on that one.Hope this helps .
