Cleanest / Most Benefitial Equity Partner Deal

Ive been investing my own cash, after 4 deals and all going great I am looming at bringing in outside cash. One person I am looking at bringing in is a family member, because he has talked to me about it before, but I wanted to wait until after I had an even more proven track record. I am confident enough now what I am doing works to I belive its time.

I know a few things he wants: tax protection/ any help to reduce taxes on his current IRA taxes and a steady monthy return. I havent asked an exact % but for sake of discussion, lets say he comes in and says 8% or so because thats what he feels he makes annual in the market accounts he has.

I want to do the first deal 50/50 with both equal cash in the investment just to make him more comfortable, so i would like some examples of how to structure that, i will find it, fill it and manage the property myself. He will just be the cash part.

Then i want to offer him another deal after same thing but he will do 100% of the financing and i will still find, fill and manage. Whats the best way to do this, and by best im looking for simplest, and so we can both use its tax advantages, if possible.

Hope I gave enough info, thanks in advance for any feedback.
