Buyer's maybe in a position to leverage and renegotiate a fair price they feel is justified, but Seller's on the other hand are not ready to lose their shirt, give in and settle for a deal they don't feel fair and justified.Any thoughts or feedback will be appreciated, without a doubt, real estate market has and will continue to be impacted, but do you feel the commercial real estate market has taken a nose dive or a starting a downswing cycle, will this be damage be temporary or permanent?

@Jasraj Singh there’s no answer for this, because you’re not being specific, which shows you probably need to take action, buy something run down, try to fix it up and see if you lose your shirt on it.

The prints had to show how the property meets multi-family standards, and must be stamped by a licensed architect or engineer.

An engineer signing off on the repairs is a great thing because reality is they are taking on the liability of the repairs providing their stamp thus tend to over engineer things for a measure of safety.

I think I can scale faster in the depressed areas without losing my shirt and gaining a windfall in cashflow.

I use a letter with a real stamp and a hand written address.

They just like to be in t shirts and shorts, and have the kids in just a diaper, in the wintertime.
