HelloI was listening to a Cody Sperber video the other day and he mentioned that typical marketing methods wholesalers use are outdated ( bandit signs, yellow letters etc.).He said that potential sellers see multiple bandit signs, MAY receive sever letters or postcards from different wholesalers, and listsource and others of the like are selling the same lists to different wholesalers.Do you think these methods are still working today?

You could also hold open houses on Saturday and Sundays to try to pick up some buyer leads (Just ask agents in your office if you could hold open their listings... heck, find out what everyone in your office has and then pick the houses you think you'd be interested in holding open and then ask the agent).You can also farm areas with postcards to generate leads.

But a person that can't get their own credit through traditional means for this is probably not a secure enough risk for you to loan them money at *only* 8%.You would be much better off loaning that money out on actual projects where you can get security/collateral in the form of hard assets than in postcards, phone lines and bandit signs.Run, don't walk.

We are able to have different numbers for different mailers campaigns e.g. one number for postcards, one number for yellow letters.

I once sent 6,000 postcards to absentee owners of properties in Sacramento and only got one call back that was to get their name taken off the list. 6,000 post cards and not a single motivated seller call is unheard of.

But after I assess thier situation and they don't want to sell I do keep in touch either once every 3 to 6 months or yearly with a postcard just saying if things change call me.
