Recently sold a deal where the only thing really going for the deal was the appreciation of the area, not the cash flow each month, because there wasn't much (HOA ate up all the remaining profits).

But I went 15 bc I 1) have a stable, high paying job, 2) All the cash from the properties ate a hole in my pocket, and 3) if u take 25% off my rental income from these properties as refinanced, they still have positive income so my LTD wont be screwed. 15 year will force discipline on me in how I manage these properties and provide further motivation to take this to the next level.

The seller claimed to be completely broke and said he would take his chance at trial because felt like his case was better in front of a jury and he was going to play the “my broker ate my homework” card and I couldn’t prove that he didn’t tell them to update it.

I ate these costs as part of the up front cash that is needed in development. ** - I included the DP since it was technically an out of pocket cost but its an odd cost to try and calculate in properly since it is my main residence and not a part of the investment property.
