Which can easily be rented SFH or Condo/Townhome?

Hi Folks,

I need some advice on type of property to buy for rental income i.e SFH Vs Condo/Townhome . I am looking to invest locally around DFW area but not sure what would be my best bet, keeping in mind that property will easily be rented. Any advice will be appreciated.

@Taj Singh, of the properties you mention the answer is easy.........NONE OF THEM!!!!  You mentioned first sentence " need some advice on type of property to buy for RENTAL INCOME".  

SFH......NOPE

CONDO.......NOPE

TOWNHOME.....NOPE

For someone starting out the absolute easy and BEST choice is a DUPLEX.  TOO MANY reason why but just to quickly give you a few major ones:

1.  Better POSITIVE cash flow. Two rents are better than one. Vacancy still provides cash flow from other side.

2. Lower Risk:  Easier to find two $1000 renters than one $2000 renter (all day long).

3. Smaller units (sq ft) less damage can be done.

4. No HOA or Condo Association fees and rules to live by. May not be able to put rent sign in the yard, nor able to Airbnb if so desired.

5. About 70% renters have pets, duplexes come with yards and appeals to more renters.  Think about it, do people move to apartments or from apartment like living!

Few beginner investors consider duplex investing those who do will build wealth faster and more enjoyable.  

I could go on and on.  But I think I have given you enough to think about but I could go on for another hour if need be!
