I’m going to disagree with @Chris Seveney and say whether an assignee could force a sale directly would be a state law issue and heavily dependent upon the contract terms. 

In North Carolina, any contract is a sign unless it expressly states that it's not for whatever reason.also, don't be afraid to pay the $300 for an attorney to sit down with you and answer your questions about what you're trying to do.

Was that a past career in sales, management, or something related to real estate?

Think about your market and what people are willing to pay a premium for.

It's hard to find a cash flowing rental in this area, but paying all cash certainly helps!

If someone is unable to satisfy these preliminary requirements, they have no business paying for the services and good luck getting the service providers online to provide this information to you. 

Insurance would cover it, I would pay the deductible, and no assets would be lost.If you are in an area like San Diego where people are more likely to sue, a judge is more likely to find you guilty, and the payout is expected to be higher, you may consider an umbrella insurance policy.
