Stock is a bit of gambling, I rather owning a property and renting it out.

Gambling, black jack, cards... numbers game = luck!

Either self-manage like many on here do, or hire an inexpensive offshore PM who works US hours & speaks eloquent English (that’s what I do).

Major international airport (everyone around the globe wants to gamble!).

Vegas is driven by CROWDS, and people will not be jumping back to big crowded environments so quickly and I can't picture people at nightclubs and pool parties flirting with masks on LOL Gambling is driven by excess capital, it's hard to say how that will be effected here but with many locals out of work the casinos will be reliant on tourism which I think is going to be a while recovering. 

They may have overextended themselves or want to liquidate what they have because they are gambling that they can buy even cheaper in 6 months, who knows.

It might be better to cut your losses now rather than gamble on cashflow, potential vacancy and declining values.

When you buy foreclosures you take a gamble on stuff like this.  

I suspect two things are happening here: 1) Hotels are lobbying hard to squeeze VR's in this time of crisis and 2) the Governor made a calculated gamble that STR's are many small fish who, individually, are unlikely to sue while Hotels would certainly do so. 

Up until this point you've come really close to what I'd call gambling three times.
