LISTING AGENTS ARE LICENSED AND HAVE EQUITABLE INTEREST

Always Curious when I see this on a listing and they're pitching the pros of the property, the income or flip potential, etc. Why are they selling??  I know there may be financial reasons or personal reasons but it always make me suspicious about the property and not belief what the agent has written.  If the property works or has the potential to work....why sell?

    If you are getting worried about it being an owner who has a license that is selling, it means you aren't comfortable with your underwriting of the deal..  Get comfortable with the condition of the home, neighborhood, etc and what your market says that home's price should be, and it shouldn't matter to you who is selling.   If the ad says there is upside, can you find the upside yourself? 

    As for why they are selling -- as investors it is easy to get yourself up sh_t creek, especially with the economy taking a sudden nosedive and taking a lot of financing opportunities with it.  They may have overextended themselves or want to liquidate what they have because they are gambling that they can buy even cheaper in 6 months, who knows. That part is about them, not the house.
