Bought lights and kitchen cabinets, showed a house, submitted paperwork for 3 refis and finally now came home, after a discussion with 3 housemates in one of my houses, where 1 is just not fitting in and I played mediator. 

It may be the case then where a neutral third party serving as mediator to facilitate these difficult discussions would be best (elder law attorney), and easily worth the nominal hourly fee to establish a clear picture of the financial reality of the situation. 

Don't mess around with further negotiation (you will be forced to try mediation anyway so don't double up that effort) or try to DIY.   

Make sure the broker you use stays up to date with rates and constantly gets appointed with new carriers to mediate renewal increases.

They basically are mediators between multiple parties. 

It's incredibly hard to recover an EMD from a builder.Agreed.Typical EMD reimbursement with resale real estate is mediated/decided by the title company, and theoretically unbiased.
