Just trying to figure out the mechanics so I don't shoot myself in the foot.

For instance I think demo can be completed in 3 days and all mechanical rough ins will take 5 days.

I get a list of liens (hospital, mechanics, HOAs) ... 

I hope you have plenty of reserves built for vacancies, repairs and capex (depending on state of the property and lifetime left in the mechanicals).

Plumbing , mechanical , electrical , and structural  .

Habitat would do it but that's a charity program as you know.My only suggestion to anyone engaged with new construction with Morris is to be uber careful.Home inspections at each phase is critical.. once you cover the walls you cant see the corners that are cut.. even though it could pass city inspection.. also you run into mechanics leins and so on and so forth.. building from ground up takes a little more experience than rehabbing.. 

Examples: New Lally columns and footings in the basement to replace temp. columns, 48 sheets of blue board and plaster in rooms that didn’t need any mechanical work but had bad horse hair plaster.
