I just say that as a broad based statement.. but I look at some of the actors in TExas for instance preying on the non English speaking Hispanic populations.. and its gross profiteering..

Jason apparently its a live and well strategy in Texas although from one thread looks like Texas is trying to outlaw it... there is a lot of bad actors in this area of real estate.. equity skimming laws were created to combat those who try to do sub too deals and are not able to keep them going or are flat out crooks.. the Groves in Texas I think sell how to as well.

In that moment, when she decided to add multiple notes, decided to forge signatures, and finally decided to keep the con going by starting a ponzi scheme, is just staggering.As time has shown, it wont hurt the industry, it will make some people more aware of the red flags to look for from the bad actors, which is likely a good thing.

At the minimum, you could get flagged as a "bad actor", which basically blacklist you from securities, and goes downhill from there.It's a real PITA my friends!

In which case the 5% is not enough to cover 3,4, 5 months of rental losses, evicition costs, malicious damage etc.
