So going to attempt something more local first. :)We definitely want to invest in true vacation rentals as well but this will be a good learning process with not as much risk to start.

To get familiar with the area, network through local real estate groups like AZREIA, connect with multifamily brokers, and explore neighborhoods firsthand to assess tenant demand. 

Nevertheless I am local now and I have that real estate desire (which never went away).

Tho, when one really stands out from a typical local norm at a given time in that market, it may help me to gauge the overall truthiness of the seller/syndicator when it comes to their other claims.
