The inefficiencies in this market should be a huge opportunity for folks who take the time to find and vet operators and projects, and come to the table with clear theses, looking for operators and projects that match those theses, rather than reacting with FOMO to promises from the most famous influencers in the industry.I think it is mission-critical that BiggerPockets and this community shines a light on the industry and exposes the good and bad operators, and steers LP capital away from "lopsided bets" and towards humble, honest, hungry, capital raisers offering solid projects in areas they have clear competency in.

Myth 3: I need to get educated firstActually this is Not a myth and should be done first and not taken lightly.

I’d like to get the community’s thoughts on this, especially in light of all the syndications that are happening.  

I am a newly minted broker myself (Q1 2024) and can shed some light.

Similarly, do you set an hourly rate for light maintenance performed by the PM? 

I personally like House-hacking as primary choice in this market, followed by a light rehab BRRR, lastly would be flip or long term hold (unless you got a smoking deal!)

Tenants should be 100% responsible for consumables like air filters, water filters, light bulbs, etc.

This year, between tenants, I will be replacing the carpet with vinyl flooring, updating the bathroom vanity/lighting/mirror, and some other small updates such as changing out light fixtures, and faucets, and switching the old blinds from fresh curtains.
