Consider financing options like hard money loans, or FHA loans for house hacking, and focus on areas with strong rental demand near the MA/NH border.

Flipping houses is a lot of work.

Paying those things benefits you because they facilitate STUFF exiting the house.

I have some in-house laborers for any large projects but sometimes value add can even be raising rents to market or finding an off market gem. 

I've been living in my current house hack for ~1.5, and I placed my tenants in September 2023 (lease is up at the end of August).

The low down payment house hack is the way to go.

The art and science of it all is that you don't lead with "I want to make an offer on your house", instead, you ask the homeowner "how can I help you?"

Get the house hack under contract and closed first. 

When it was time for inspections, they told me, I can’t do that and the area is not deemed for multi family- which is a lie because both houses on either side of mine were duplex.
