I'd advise her that she should limit her answers to refer to you as your representing the property for her..She's paying you to do the job and there is no reason not to let her be there.As a buyer I would think it's a plus for owner to be there for showing / walk thru.

If condensation has built up under the plastic your basement is not currently sealed and you'll have moisture problems you'll want to address (tiles, vapor barriers,sumps).

Ive also had sewer backups because of tree roots in the main sewer line from the home, and that was not a pretty picture.I also asked my wife about this, her being an insurance agent, and she said most of her Insurance carriers would require this tree to be cut down before they would insure the home.
