Seller wants to be at inspection

I have 5 rentals under contract that I am wholesaling. I have a buyer who wants to see the insides before committing, obviously. I have made arrangements with the seller for the buyer to go in. BUT the seller said: 1:00 is fine, and WE can start at this address.  I have made arrangements for my boots on the ground to be there with the buyer, but I do not need/want the seller there. How do I politely, yet firmly tell her to stay away? If she insists, I can have my boots keep her distracted. I can sort of understand why she would want to be there, but I don't want her there. Relations are really great right now, and I don't want to jeopardize that in any way, but I need to stay in control here. Any suggestions? Thank you in advance!
