If you're willing to consider other areas then you may be able to find something that works on the west side of the city around the pink line tracks in little village or nearby spots which would pretty much be c class areas

They chose us because I spotted their vegetable garden and let them know, as a gardener myself, that I would be comfortable having them come back to harvest their crops if they wanted to.

Your folks don’t seem keen on harvesting the equity but rather they seem motivated toward setting you up here.  

Same home is going for 250-300k with finished basements and no work.So much needs updating, its a hoarder home stuck in the 1970s with pink everything.
