I ended up getting my own material and doing all the hanging.

It does however bring you into the most highly competitive areas as "everybody goes after the lower hanging fruit.As far as using home equity to make your first flip purchase, that is a call only you can make.

I wouldn't hang out there at night.

I will be finished with my classes at Hondros in October and would like to hang my license with an investor friendly broker.

Hang out with successful people that are into wholesaling.  

I've asked many times for proof of financing or funds prior to showing properties if I do not know the individual and I have had rude people hang up on me.

Regarding selecting a Broker to hang my license with, do you have any thoughts or recommendations as to how best to proceed?  

I went with the "free" group and did a great deal of work knocking on doors, hanging sticky notes, making phone calls and would find people they had no clue how to reach and I'd get them on the phone etc.

You're "doing the right thing" and the key is to hang in there long enough to learn to "do things right".  

I have obtained license and in search of broker to hang license.- I have to work under a broker for 2 years before I can apply for my brokers license in state of FL- I have to split my commission profit with broker and all funds/payments must be made out directly to the broker- the percentage commission I negotiate with property owners is my decisionDetermine best path to form Vacation Rental Property Management company being aware of my new status a sales associate- can I start my own business entity to establish and brand my VR management company now, or would/should I just wait the 2 years, get brokers license and then do so.
