We would slowly chip away at current homes mortgage and try to pay that off sooner rather than later.

In many cases, you could also drop down to a 25 year fixed, keep your payments ballpark the same (higher P&I payment, but no mortgage insurance, so a wash), but end up debt-free years sooner.

Also I want to learn how to handle NPN's with loan modifications and/or foreclosures as that is the business I know I will be getting into sooner or later.  

My wife has been in prop management for most of her adult life and is a regional manager for a large company so I plan on using her skills on the management side (why didn't we do this much sooner!!).

Similarly I want to have a body like Arnold Schartzenegger, but instead of going to the gym I'm sitting here reading a forum about investing, so I shouldn't be surprised when I don't have bulging biceps.
