I can do that gradually which is a great opportunity as the land is mine, there is no time pressure, loan, etc, and I could eventually have a stellar home with the B&B down the hill, renting 5 rooms.

I'd have to agree with Ryan and say it might be something to consider to lend to an investor for a percentage of interest on the capital you lend and gradually move up to equity partners on a few properties here and there once a good relationship is established.

Then, each year the rentals give off more cash than profits because of depreciation - all normal stuff.But here's what I don't understand: if the partners withdraw all the cashflow each year, then each of their tax basis will gradually go down (because they are withdrawing more in distributions than their share of the profits due to depreciation).
