The word “tenant” is an extraordinarily generous euphemism in this case.What complicates matters more is that in New York City, someone can claim “squatters rights” after being in a home for just 30 days.

Once we are done w rehab, brokers do get back the listing from us at full 3% listing commission or get bonuses when we decide to hold.

I must be doing everything so wrong to get two appraisals on the same property to come in at a value that is most generous and more accurately priced well at the top of the market.

I am not talking about bonus depreciation here.

My husband and I started by saving up our money and purchasing a single family house with 5 bedrooms and a bonus room.

They are buying flips, ADU bonus program, extensive value adds (near development efforts) mostly purchased off market.
