Investing in Student Housing/Properties

Hi All!

I'm new to the community and am loving it so far. I'm learning all I can and saving up as much as possible in hopes of buying my first house hack! 

One thing I did while at college was help manage student properties, and I found it to be quite profitable. Students are willing to live in tight spaces, so the investors would divide new properties into small bedrooms.  Demand is consistent and reliable, especially near big and good schools in nice cities. Additionally, now in California, a lot of concessions are available for those building student housing. 

But here, people don't seem to be talking about the strategy too much! So let's start a discussion:

Any success/nightmare stories with student housing?

Any thoughts on renting in the student housing market?
