Based upon this I would look at an actual dollar amount, not percentage that: 1) enables you to live in a safe neighborhood and decent schools district, is modest in size and fixtures, and has payments sufficiently small that you are still able to invest at least 10-20% (or whatever your target is) of your income.

Lay the numbers out, so they understand why the profit margin wouldn’t be enough.Similarly, if there are other reasons, like high crime areas or poor school districts, let them know.

Waterville Estates (in Campton and Thornton) is good for rentals because they have night skiing and a great rec center with pools etc but the property taxes are TWICE those of either town because they're a 'village district', which adds it's own taxes to the town tax - it may still work numbers-wise, but worth knowing about nonetheless.
