The door lock vendors on Airbnb's website that provide an access code for the duration of a stay and have remote access to see who has entered and when, seem like a pretty nice option.  

My liquidity is impacted for the duration of the flip but that is not very long and I’m always ready to jump on the next rental or flip opportunity.

If you have debt with a long enough duration you can get by even with some sub-par underwriting.Matt I don't mean to rain on your parade but you need a more realistic view of things.

If you want to acquire the property associated with the certificate there will likely be administrative costs associated with the tax deed application and in at least one state with which I am familiar (Florida) it is possible that significant other costs could be incurred but that process is only important if you elect to invest there.Another pitfall in tax lien investing is that in most, if not all states the certificate expires after a specified duration. 

If you know yourself and need the forcing function, pick the 20 year.I've heard of some products that allow to keep the same loan duration while adjusting your rate and the amortization schedule.

If you are completely opposed to section 8 your play could be to not accept it for the duration of your lease and then with proper notice before the end of the lease raise the rent to an amount that section 8 will not approve.

I would like to make a prepayment, however I do not want to decrease the duration of the loan, instead I want the loan to essentially recalculate thus reducing my monthly payments because I've paid down some of the principal.
