I'm more wondering what people are paying per piece for post cards vs. envelopes.

We do monthly maintenance on every single piece of equipment every month- whether it needs it or not.

Your network is the most important piece for any potential returns when you invest out of state.And please don't hear what I'm NOT saying - I'm not saying don't invest in Columbus. 

I invest south of the city but I find that there are very clear appreciation spots and very distinct areas that are good cash flow but little appreciation.

The cost of all the vendors to process a loan: credit, audit, LOS, tax, Underwriting, processing, verifying every piece of paper is a range of $9000- $11000 per loan. 

But over a long enough investing period the numbers should more or less balance themselves out and become fairly reliable.As Bruce pointed out, the alternative is to buy and remodel a piece of crap house. 

I would like to parcel off the farm yard from the larger piece of land, and buy it from them.  

I have tried using a plastic trim piece between. the cabinets and the floor to keep them from contact smaller spills and leaks on the floor.
