Even if it appears your property is marketed at less than the competition, there could be something about it that makes it less desirable (busy street, near train tracks, no off street parking, run down neighbors, etc.)

I also ask them for the forwarding address when they give notice that they are vacating the address and also give them a reminder notice of their right to be present at the close out inspection and ask them to tell me when the property will be completely vacant and a request of a date and time to have that inspection if they desire to be present.

You'll want to understand what kind or notices and documents you need to get executed to either up their rent or turn the unit.Solid long term tenants are worth their weight in gold in my book so if theres a way to up the rent and keep them happy I's say thats the best route personally.
