You run into the occasional doctor or dentist that buys a property that they can't handle (due to time and distance) and just want to get out of but it is rare and the apartment brokers typically have a long list of buyers that will snatch up any decent deal.

Not sure how large of a metro area you are in but in larger areas there are medical brokers who specialize in doctors and dentists of all sorts.

You can find the type of tenants you would like, insurance agents, dentists, CPA, attorney, engineer, whatever, meet them and ask if they would be interested in a space!

Your better alternative is to find a money partner or a private lender (friend, family member, associate, doctor, dentist, attorney, anyone you may know who would have liquid funds) and borrow from them after providing to them a fully laid out plan with all the numbers and the worst case scenario played out. if you can not get your lenders pricniple and interest paid out in a worst case scenario, you have not contracted a good enough deal in my opinion.
