Strategies to find tenants / buyers

I'm interested in investing in a commercial property and was curious to hear strategies and products or tools used by other investors to find prospective tenants or even buyers later down the line for the commercial space. What tools or products have you used that have worked to find potential leasing prospects? Any products or strategies that don't work? Any help would be greatly appreciated. Thank you!
