I don't know how small claims works in TX, but when I had to chase a deadbeat for unpaid commission in Mass, he kept failing to show for hearings.I was finally able to present my case and evidence to the Magistrate who said I could have both a capias (civil arrest, where the defendant is forcibly brought to court) and an execution (sheriff or constable can seize assets and sell them to satisfy the judgement).What finally got me paid was when I gave him a hard deadline and told him that if I wasn't paid in full by X date at Y time, I was going to have his WIFE (also a named defendant) civilly arrested at work.As you might suspect, that got the deadbeat moving very quickly and yes, I was paid in full.

Our realtor was so helpful with this deal - since hardly anyone was in the market we had a lot of leverage and we simply set a deadline for when our offer would stand and if they didn't take it we were out (they were getting minimal offers at the time).They accepted our offer and we closed May 7th of 2020.

Hi everyone - Looking to pick your brain on what your combination of software that you use is for your real estate business, or if you could recommend any for me.Here is what I'd like to be able to do:- Import transactions from my bank to categorize- Create and view project specific budgets, and be able to see if my project is on track throughout the project as I categorize transactions- View a P&L statement at the end of the project- Ideally be able to categorize transactions from my mobile device on the goNice to have but not important:- Managing a project (deliverables, deadlines, dates, etc.)- Invoicing a client for upgrades Up until now, I've been operating from Excel, but we're growing to the point where manually entering transactions and categorizing is becoming very tedious.I tried setting up Wave, and while I'm able to live with some of the limitations it has (i.e. subaccounts), I haven't figured out how I can assign budgets to the expense accounts so that I can track progress.

We have recently been working with him on contract terms that both parties sign of course, stating that for every day that the project is delayed after his projected deadline we deduct a certain amount and for every day he finishes early we give him a bonus.

Honestly I’m not sure we would’ve gone through with the deal had we known the obstacles we’d be up against, everything from the hurdles in lending, contractors not meeting deadlines, incomplete units that are still un-rentable,  etc.

One has a hard deadline otherwise the buyer may lose the home and the lender may lose the ability to provide the loan.
