I assumed there were some recorded violations, but the previous owner had removed the placards placed by Code Enforcement, so I was unaware of the severity of the status until last week, when I discovered the placards and an associated court case in the ACCELA database

I do collect all of these details, email addresses and phone numbers, and have quite a database that also needs harvesting and communication as you indicated but I think this is just a small piece of a much greater marketing plan.

If YOU present yourself as that representation, its not allowed as you'd personally be practicing law on behalf of the LLC without a license since you aren't an attorney.Same thing goes for administrative actions with the city like building violations, the LLC needs its own attorney.In both cases, you'll usually get a "freebie" court date - IE you show up, tell the judge you are the owner, didn't realize you need an attorney, they'll give you time to get one (a month-ish).

I will upload lets say 4 or 5 letters, so for example, if I set my parameters to mail my database once a month, first it would send letter 1, next month it would send letter 2, ect ect.3.

In addition, in my opinion you'll get much more rent for the third unit than the rent increase.Spend some time figuring out what your property is zoned at (probably in tax database).
