You'll let them break their lease and hand them cash.I manage 400 rentals.

I feel that MLS is not accurate because not all property managers put them in. 

In order to have checkbook control, the IRA account will need to be at a trust company that will allow the IRA to invest in an LLC (where you will be the manager and your IRA will be member - an as manager you will have checkbook access to the LLC bank account).

I am the boots on the ground, managing the property and doing everything in between.

Does that mean the actual manager or a local contact.

I have personally purchased large apartment complexes from REITs and know how poorly some of them manage their properties. 

Managed and renovated entire triplex in a newly revitalized area.

A few that sell and manage, or know management companies.  

Make sure every investment is solid and that you know how to manage them well.
