Good stuff to think about, thank you Sebastian.It's cool to see extra replies from time to time on this post as I continue with the ideas.It's interesting, I looked into different DSTs and had conversations but just didn't feel comfortable with what I felt was a lack of control or ability to really know the operators and properties.I also kept running the numbers and just couldn't make 1031s into other properties make sense with the new interest rates compared to what I have now. 

Maybe before doing that, if you're comfortable, you can try seeing when they intend on moving out.

On Tuesday I called in for an update and was told that Don "couldn't get comfortable" with the loan due to several items, all of which were provided and discussed via email over 4 weeks prior.  

Too new for results, yet feel pretty comfortable, after meeting some of the employees, and meeting Janet, all are very genuine and are appreciative, not pompous. 

I'm curious if anyone has experience leasing to Edward Jones and would feel comfortable giving details about their experience. 

If you've never renovated anything, it's silly to think you can just buy a home, flip it, and do well in this environment.

If the above two make you feel comfortable to continue working with the agent, then drop the price and move on (assuming the numbers make sense). 

Simply scroll to the bottom and you can actually interact with clients like @Bill B. who have direct experience working with that QI.If you have a comfort level working with someone local that is perfectly fine. 

We always do this over coffee or a casual setting where everyone feels comfortable.

Stretch your boundaries and your comfort zone, don't jump them.Lastly, if you would not want to live in the area, or building, as a renter, then don't buy the building, nor in the area.
