Has anyone done a JV deal with DLP don wenner?

Would like to know if anyone has done any JV flip deals with Don Wenner for DLP.

I just went through an excruciating transaction with Don Wenner and DLP. The transaction took over 3 months for a bridge loan just to be declined. Supposedly Don is the only decision maker however you can never talk directly to Don. He communicates only via email and only up until 10am est. If you don't hear from him by 10am est you won't until the next day or 2. 

On my transaction DLP (Don) approved the loan 4 different times for 4 different dollar amounts. This last time I was told the loan was approved and a commitment letter was coming out on Friday. Nothing came on Friday and then on Monday I was told the commitment letter was being finalized and would be out shortly. On Tuesday I called in for an update and was told that Don "couldn't get comfortable" with the loan due to several items, all of which were provided and discussed via email over 4 weeks prior.  Don is either extremely unorganized or just plain inept. 

I have been doing this for over 20 years and my experience with Don Wenner and DLP is without a doubt the absolute worst. Extremely unprofessional and disorganized.
