IE its block to block and all the other stuff you hear.. now all of a sudden those zips are bad.. are you saying that the folks that bought there now own poor assets in bad areas and will soon find out what owning hood properties is all about.the way your post reads is like a malignant growing tumor.

This looks like a scenario where the much maligned "50% rule" WOULD apply (not 40%).ie. $1,510/m gross, less $755 expenses, less $745/m mortgage = $10/m cash flow.= $2.50/m per door.

If everyone had the right to cancel leases due to family issues then no leas in this world would be worth the paper they are written on.We own several apartments and once in a while a tenant gets injured severely, or they get terminal cancer that incapacitates them.
