Unfortunately I'm still trying to figure out my strategy, and could use some masterminding/brainstorming with some experts in my area... and, to be honest, ones with deeper pockets than me. 

This is what I am brain storming currently.- Specifically Single Family Homes.-  Perhaps a 1-4 beds / 1-3 baths.- Properties 1985 or 80's OLDER.- Homeowners who have been behind for more than two years(?)

I guess I'll have to run numbers on cap. gains and additional closing costs, but still.So, apologies, this is a bit rambling, and I know it's a deal if I get it under contract, but I've been brainstorming all day about what the heck to do with it.
