Don't bend or crush any of the thin aluminum fins on the front - just wipe it gently to get off any surface crud.

The fix for that is usually shutting off the power at the box on the side of the house where the cable from the A/C connects, hosing it out with a garden hose (use a wide spray nozzle rather than a thin "laser beam" of water, so you don't bend up the fins on the condenser), letting it dry out for a couple of hours, and then turning the power back on.

Sam,It all comes down to local regulations, zoning...I would be at the City/County planning office first thing and see what's allowed, what the process is...where I live (Bend, Oregon) ADU's are very regulated, but other areas just outside of town are totally different...Good luck...Adam
