You should always ask if you don't understand something, it can easily keep you from making a bad deal.By 'automatic equity at purchase' I mean you should be able to get the property for 5k-15k  below market, thus 'earning' automatic equity.

If  we put in grass now, it won't be watered by the automatic sprinklers and will go dormant anyway.  

Put some key words in like Oklahoma and you will automatically get s feed with any conversations taking place online, That's how I found you.

The thing is, the automatic listings being sent to me by a Realtor also showed this same property pop up on 10/4, not 9/30 when the printed listing says.

The advantage of the 5% downpayment over the FHA option is the PMI that would be on both loans, automatically falls off of the conventional loan once you reach about 20% equity in the property.  

I too use it and almost automatically discard every property I see because none of them meet it or even come close.
