Question about getting loans for duplex buildings

Okay so I know a lot of people start it by buying a duplex and renting out the other half. I need to know what loans are best for buying these properties? My husband are interested in one and renting the other half but lack the capital so obviously need loans. What are the best ones for this type of investment??
