Have you ever gone to Sheriff sales / Foreclosure auctions?

Greetings All,A few newbie questions here regarding purchasing foreclosures at auction, specifically in Gwinnett County, GA: - How is title insurance typically purchased on a won bid?  

Some certificate holders just hope to collect the minuscule interest rates (minimum 5% total regardless of how many years), or some may have realized the property isn't worth the total of their certificate, plus all the other outstanding certificates which they would have to pay off to send to auction.  

If there has not been a sale then the property does not yet belong to the mortgage company as an REO nor has it been sold to a 3rd party at auction.  

Also considering developing empty lots to achieve this where the numbers work.We have access to large sums of cash via two motivated private lenders and are exploring auctions as a means to find the deals.

I've also gone to the courthouse auctions after researching some solid foreclosure prospects, but the same 3-4 high Roller guys always outbid the little guys.
