I'm entertaining the notion of partnering on rentals so as to acquire leads that I would otherwise not be able to, due to lack of liquidity. 

My wife and I are entertaining the notion of using one of our rentals as primarily AirBnb rental. 

You just get a lot of strong personalities like @Paul Sandhu but they keep it light and entertaining.

They Must not exceed any housing requirement for the city county or state (too many people or adults or whatever in the unit)For credit score I look at things like past due balances, what they were for and when they occurred.  

Easy to rent area, close proximity to a variety of activities (shopping, the highway, places of worship, entertainment), price was in my budget and only needed cosmetic fixes as the furnace and central AC were all fairly new.

One of my favorite entertaining aspects to do when I can is to find a real estate seminar in my area and find out how many of those people are there because they see it on TV and think to myself I can do that- how wrong is that mentality.

People who have been driven from their homes need things like dry goods, baby formula, water, diapers (for children and adults), toiletries, feminine products, blankets and jackets (cold weather is upon us), undergarments, shoes, gift cards for goods and groceries etc.The thing most people don't realize is that those who have lost their homes are looking at 2-3 years before they can rebuild, assuming they had adequate insurance to even rebuild at all.

I'm now thinking seriously about how real estate investing may help me fulfill my need to diversify out of stocks and create a relatively passive stream of income that will help supplement my retirement and, going forward, help provide long-term for the needs of my adult autistic son.  

Well, if you are “assigning a contract” to an investor, then of course you need both.It is entertaining seeing some of the crap in these “wholesaler contracts” though.
