Hi there,I am looking for a building in Brooklyn to buy so I can use one unit to live in and the others to rent out.This is what I found today:- Purchase Price: $1,350,000- Units: 7 (5 two bedrooms / 2 Studios)- Rental Gross Income: $94,500- Expenses (inc. taxes, mortgage, insurance, $5k/yr for repairs and utilities): $31,000Others:- It is close to the subway and a beautiful park- The area projected to go up in value- Units rent <$1,000 per unit, which for New York is really low so I imagine I could increase the rent in the futureWhat do you think?

Typical net leased properties can range anywhere from a Starbucks, Walgreens to office buildings, medical buildings to a neighborhood strip center with a mix of national and local businesses (subway, liquor store, quick check, dominos, etc).

Something is worth what the market is willing to pay for it.I specifically know someone that watches retirees take a IRA and do a 200k build out for a Subway. 6 months in they are desperate to sell and he comes in and pays about 100k for a brand new store and puts his systems into place like he has for his other 20 stores already.
